Piha/Karekare/Anawhata Average House Sale Price

2008/09 year saw a high average house sale price due to a small number of sales (16) with high sale prices. 4 sales were well over $1mill with 4 other sales over $800k.
2009/10 has seen more sales (23 to mid Feb) but no sales over $1mill and only 3 sales over $700k hence average sale price for the area being down to $511k in line with
2004 average sale prices.

There was a big drop in properties sold in 2008/2009 due to the worldwide recession. Top end, quality listings continued to sell but the mid-lower end of the market was flat. 2009/2010 has seen the reverse with the high end dropping well off and first time home owners and holiday makers coming back into the market due to property prices being more in line with the market. Over the past three years our market share has been steady in the 56-59% bracket. You can see from the above chart we continue to hold a significant market share with
the 2009/10 year seeing fewer private sales. This signifies a tougher market where vendors
